Bob Farrell began selling general real estate in 1974 and, living in the country himself, he soon discovered a love of working with country properties. With the exception of a few years of homebuilding in the early 80's, Bob has been specializing in land ever since.
Hank Boswell graduated from Texas A&M with a business degree in 1979. He moved to East Texas to manage the family cattle operation that was begun in the 1950s by his grandfather. Hank's expertise in the land business evolved from several years of hands-on experience in ranching.
In 1985, Bob and Hank met while looking at a piece of property Hank was selling. They realized a common interest and it didn't take long for the two to become not only business partners, but also friends. This was the beginning of Farrell and Boswell Realty, L.C.
We've been fortunate to serve many satisfied clients over the years, selling thousands of acres all over East Texas. Sometimes it was just a few acres at a time, and sometimes hundreds of acres. Jeans and boots are normal work attire, and of course any good "land man" drives a 4-wheel drive truck—and even resorts to a good UTV to reach those remote spots. And we don't leave the office without essentials such as a tablet or iPad with mapping and navigation software, infrared range finder, and sometimes a drone to take aerial photos and video. Other handy items include survey plats, ownership maps, signs, flagging, and other valuable tools that enable us to better serve our clients and customers.
With over 75 years combined broker experience, our extensive contact history sometimes helps us match up a buyer with a new listing early on in the process. We have good relationships with many of the local appraisers, we know who will loan on land, we're on a first-name basis with the folks at the title companies, and we've used most all the surveyors in the area.
We’ve developed more than 25 country subdivisions of our own over three decades In those years, we've worked with just about every utility company around, we have working relationships with many contractors who do utility, road and land improvement work, and we’re experienced in dealing with the county and city governments.
Personally over the last 35 years, we’ve gained hands-on experience with mowing and weed control for pastures, building lakes, clearing land, planting and harvesting timber, and fish/pond management. We've lived on the farm, had cattle and horses, built barns and shops, planted grass, cut hay, built roads, solved erosion problems, installed underground utilities, drilled water wells, built fences. . . . We could go on but we think you get the idea. We know the land business because we've "been there—done that."
