Bob Farrell began selling general real estate in 1974 and, living in the country himself, he soon discovered a love of working with country properties. With the exception of a few years of homebuilding in the early 80's, Bob has been specializing in land ever since!
Hank Boswell graduated from Texas A&M with a business degree in 1979. He moved to East Texas to manage the family cattle operation that was begun in the 1950s by his grandfather. Soon after, he married his wife Lisa and they were able to purchase their first farm. Hank's expertise in the land business evolved from several years of hands-on experience ranching, cleaning up and developing property.
In 1985, Bob and Hank met while looking at a piece of property Hank was selling. They realized a common interest and it didn't take long for the two to become not only business partners, but also friends. This was the beginning of Farrell and Boswell Realty, L.C.
We've been fortunate to serve many satisfied clients over the years, selling thousands of acres all over East Texas. Sometimes it was just a few acres at a time, and sometimes hundreds of acres. They are valuable tools that enable us to better serve our clients and customers.
We maintain a computer database of thousands of rural property owners and buyers in our area, with land sorted by acreage, price range, school district, location, etc. Often, we can utilize this database to find a buyer when we have a new listing. We have good relationships with many of the local appraisers, we know who will loan on land and we're on a first-name basis with the folks at the title companies. We've used most all the surveyors in the area, and we've worked with just about every utility company around. We have working relationships with many contractors who do utility, road and land improvement work, and we are experienced in dealing with the county and city governments.
We're personally experienced with mowing pastures, spraying for weeds, building lakes, clearing land, planting and harvesting timber, and fish/pond management. We've lived on the farm, had cattle and horses, built barns and shops, planted grass, cut hay, built roads, solved erosion problems, installed underground utilities, drilled water wells, built fences... We could go on but we think you get the idea. We know the land business because we've "been there—done that."
As far as we know, we do more rural real estate developing than anyone in the area. We almost always have several properties that range in size from a few acres to a few hundred acres in some stage of development. Over the years we have acquired considerable expertise in design and layout, measuring market demand, financing and promoting a finished development—great places for country homes.
